Suncoast Casino, Hotels and Entertainment, under the supervision of their Maintenance Manager, John van Zyl, have been steadily migrating to a more cost-effective and energy-efficient management system over the past nine years.
The complex has been able to decrease its energy consumption by 11% over the past 6 Fiscal years through utilization of a Building Management System (BMS). This computer-based control system regulates and monitors the complex’s mechanical and electrical equipment such as ventilation, lighting, power, fire and security systems.
“Getting the energy consumption of the entire complex down by 11% was not easy or without significant investment, as we had to make significant changes, doing away with traditional geysers and installing heat pumps are amongst many other modifications,” says Suncoast Complex Services Maintenance Manager, John van Zyl.
John and his team have also installed numerous smart metres in all departments and tenant stores throughout the complex, allowing the complex management to observe and affectively manage energy consumption of each department and tenant. “When we first installed the smart metres, we also did a full audit of every single electrical appliance that each department and tenant had, so we could estimate the monthly energy consumption needed to run that particular department or store,” says John.
“We are able to compile accurate month-end energy consumption reports, using the BMS and Smart Metres. This ensures that we bill our tenants accurately on exactly how much energy they have used,” he adds.
Every month, either John or a member of his team visit each tenant and department to go over their energy consumption for the previous month, taking note of their respective peak times and considering opportunities to further decrease energy consumption outside of peak demand times.
Through the adoption of BMS, Smart Metres and monthly reviews on energy consumption, John is hoping to get the Suncoast complex as “green” and energy-efficient as possible.
